Charging the correct rent price for your rental property can not be a price you pick out of a hat. The all important monthly rent will be the difference in making a profit from your investment.

The rental charge will not necessarily be what you want, but the price that is fair market in your area. There are several ways to find out what is customary for your property. Do your homework and see what others are charging for rent. Do this by looking in the paper or wherever else property in your area is listed for rent. Drive by properties that are for rent, see what others are charging for a similar rental in your area. If there is a landlords association in your area, join the association and get to know your fellow landlords. Drawing from their experience can be very helpful.

The rent you charge should cover your mortgage, property taxes, property insurance, as well as any other expenses for the property. You will also need enough funds to cover any routine maintenance as well as money for emergency repairs. There could be times that your property is not rented, and you should be prepared at those times.

Think of some amenities that could make your property more appealing, with very little cost. Updated flooring, a new bathroom fixture, new paint or landscaping could make all the difference between a so-so property and a property that makes tenants want to pay their rent and stay.

When setting a rent charge you will have to take everything into consideration, type, size, condition and what is included in the rent. Rental history of your property and other properties will be an important piece of information. If a property has a poor rental history, then find out why. If the rental history is good, and tenants have typically stayed for long periods of time, then find out, again why. Poor rental history could mean that a property is in poor repair and a landlord has not repaired the property. If that is the case, you can get a new and better rental history by doing repairs and listening to the tenants. Poor rental history also can be caused by the landlord, entering the property without the proper notice, or perhaps making and enforcing rules that are not fair to everyone.
